Rising values and tighter supply together mean a seller is less penalized for listing outside the traditional spring window than in a softer market, since buyers facing less competing inventory tend to act on a good listing whenever it appears rather than waiting for a seasonal peak.
That does not erase seasonality entirely. Buyer volume still rises in spring and falls in deep winter, but the gap between a strong month and a slow one narrows when overall demand is running above the ten-year average the way it has recently.
