The Saskatchewan REALTORS Association reports new listings rose 12.3 percent year over year across Saskatoon, and fall is traditionally one of the periods when sellers who held off over summer bring homes to market, alongside the usual spring wave. That means more competition for a good agent's time in the weeks after Labour Day than in the quieter days of August.
What should not change with the season is what you are screening for: how the agent prices against real comparables, how they handle a condition negotiation, and whether they have time to actually walk your home before recommending a number, not just send a computer-generated estimate.
