Does selling as is in Saskatoon actually close faster?

Sometimes, but not automatically. Saskatchewan REALTORS Association members still complete a property condition disclosure statement in most sales, and selling as is means declining to make repairs, not skipping that disclosure, so an as-is listing that is honest about its condition can move just as fast as any other correctly priced home.

What actually speeds up a closing is removing uncertainty, and an as-is condition helps with that by telling buyers upfront not to expect repair negotiations after a $400 to $600 home inspection turns something up. It does not remove the buyer's right to inspect or to walk away on a condition.

Pricing has to reflect the condition honestly for the speed benefit to show up. An as-is home priced as though it were fully updated will sit and eventually need a price correction, while one priced for its real condition from day one tends to draw offers within the usual first week or two of exposure.
