The Home Buyers' Plan allows an RRSP withdrawal of up to $60,000 toward a down payment, repaid over time, while a First Home Savings Account shelters up to $8,000 a year to a $40,000 lifetime limit. Neither changes the underlying down payment rule of 5 percent on the first $500,000 and 10 percent above that.
Where Joel adds the most value is timing: knowing how long an RRSP withdrawal takes to process against a specific closing date, and pricing your search against the Saskatoon benchmark of $444,700 so the program dollars actually match a home you can close on.
