Free does not mean automated. The process is a walkthrough of the property, a review of permits and improvements, and a written comparison against recent sales, which usually takes a few days rather than a few seconds. An instant figure produced from an address alone is a model output, and models cannot see the work that was never filed with the City of Saskatoon.
