Does an award like “top RE/MAX team in Saskatoon” or “top Century 21 team in Saskatoon” tell me anything about how my Saskatoon house will sell?

A franchise-level sales award tells you the team moved a lot of volume across an entire brand network, not necessarily how your specific house, in your specific neighbourhood and price range, will sell. These awards are usually self-reported to head office, so the Competition Bureau's rule against misleading advertising claims is the closest thing to oversight they get.

Volume awards reward transaction count and total dollar value across a whole team, which can be driven by a handful of large sales or a big roster of agents rather than by skill in your particular price bracket or neighbourhood. A team that dominates new-build suburban sales is not automatically the strongest choice for an older character home downtown, and vice versa.

What actually predicts your outcome is that agent's recent track record on homes like yours: how close their listings sold to asking price, how long comparable listings sat before an offer, and whether they have handled a property with your specific complications, like an unpermitted renovation or a shared driveway. That history, ideally their last 10 to 15 comparable sales, is available for you to ask for directly.
