Do tenants have to let me show the house to buyers?

Yes, but only with proper notice. The Residential Tenancies Act, 2006 lets a Saskatchewan landlord enter a rented home to show it to prospective buyers, provided the tenant gets written notice in advance, commonly 24 hours, rather than an owner or agent simply arriving unannounced.

A lease survives the sale of the property, so a tenant cannot be shown out of the home just because it is listed, and a buyer who wants to move in themselves has to serve the correct notice to end the tenancy through the Office of Residential Tenancies process, not through the listing agent.

In practice, a cooperative tenant who gets reasonable notice and a heads-up before each showing is worth more to a smooth sale than a strict reading of the minimum legal notice, since a tense tenant can make a home show poorly no matter how the notice was delivered.
