Do sellers still pay the buyer's agent commission in 2026?

In Saskatchewan, yes, that arrangement is still standard in 2026: the seller typically agrees to a total commission with their own REALTOR®, and a portion of it is offered to the agent who brings the buyer, though the split itself is negotiable and set out in writing before the home is listed.

This is different from the commission lawsuits reshaping practice in the United States. Saskatchewan brokerages, including Real Broker SK Ltd., continue to operate under Saskatchewan Real Estate Commission rules that require the fee to be agreed in writing between the seller and their own REALTOR®, not imposed by any board.
