Do sellers actually use the recordings against buyers?

Rarely, and Saskatchewan Real Estate Commission conduct standards limit what a licensee can do with showing footage, since the purpose disclosed to buyers is security and liability, not gathering negotiating leverage. Using audio or video to shape an offer strategy would fall outside that disclosed purpose.

Where footage does get used is narrow: confirming who was in the home if something goes missing or gets damaged during a showing, or as evidence if a dispute over condition arises later. That is a defensive use, not an offensive one against a specific buyer's negotiating position.

Buyers understandably worry a seller is reading their reactions on camera to price the counter-offer, but a licensee acting on that would be operating outside the disclosed reason for the recording and outside Saskatchewan Real Estate Commission conduct rules.
