Do seller concessions lower my home's sale price?

Yes, effectively. A concession comes out of your net proceeds the same way a straight price reduction would, even though the sale price on paper stays the same. If you agree to a $3,000 credit at closing, you walk away with $3,000 less, regardless of what number appears on the contract.

The distinction that matters is between the recorded sale price and your net proceeds after closing. Legal fees typically run $800 to $1,500, and Saskatchewan charges no seller-side land transfer tax, since title transfers through Information Services Corporation rather than a land transfer tax office, so your net sheet should already account for the standard costs before a concession is added on top.

Some sellers prefer a concession over a formal price cut because it keeps the recorded sale price higher for comparable-sale purposes in the neighbourhood, which can matter if you or a neighbour is selling again soon. The buyer usually does not care which form it takes as long as the number works for them.
