Do I pay anything to use a buyer's agent in Saskatoon?

In most Saskatoon transactions, the buyer pays nothing directly to their agent. Real estate commission in Saskatchewan is negotiable and typically arranged at the listing stage, where the seller agrees to pay a commission that is shared between their own agent and the buyer's agent out of the sale proceeds.

The Saskatchewan Real Estate Commission requires commission to be agreed in writing before a trade takes place, though it regulates licensees rather than setting or publishing rates, so the exact arrangement varies by transaction and by brokerage.

There are exceptions. Some buyer representation agreements include a clause where the buyer covers a shortfall if the seller's offered commission falls below what the buyer's agent charges, so read that agreement closely, ideally with your own lawyer, before you start touring homes.
