Do I owe taxes when I sell an inherited home in Saskatoon?

As an heir you owe tax only on growth after you inherited, not on the home's entire history. Your cost basis steps up to the fair market value on the date of death, established under the same Canada Revenue Agency deemed disposition rule that taxed the estate, so your personal gain is usually the smaller number.

If you sell reasonably soon after the estate settles, that gain can be very small or close to zero, since the market rarely moves much in the weeks between the date of death and a typical listing period.

The math changes if the property sits vacant for 12 months or more while heirs decide what to do, or if Saskatoon values move meaningfully in that time, since a longer hold widens the gap between your inherited cost basis and the sale price.

A documented valuation at the time of inheritance protects you either way, giving you a defensible starting number if the Canada Revenue Agency ever asks how the gain was calculated. Get your hand-reviewed valuation from Joel Dyck.
