Do I need to fix up the house before selling?

Not every Saskatoon home needs work before listing, but a home inspection, typically $400 to $600, will surface anything a buyer would raise as a condition anyway, so it is usually cheaper to know and disclose ahead of time than to negotiate it after an offer.

The City of Saskatoon requires honest disclosure of known defects, and safety and mechanical items carry the most weight: a furnace, roof or electrical panel near the end of its life will come up in a buyer's own inspection and can stall a deal at the condition stage. Cosmetic items like paint colour or dated fixtures almost never kill a sale the way a failed system does.

A pre-listing inspection lets you decide, with real information, whether to fix an item, price around it, or disclose it and let the market adjust. That is a very different decision than guessing at what a buyer might ask for later.
