Do I need to fix everything before listing?

No, and trying to is often a waste of money. Some repairs matter because a buyer's home inspection, typically $400 to $600, will flag them under the same standards the Saskatchewan Real Estate Commission expects a licensee to disclose, while others are cosmetic preferences a new owner would have changed anyway.

The repairs worth doing are the ones that raise a red flag during financing or inspection: safety issues, obvious water damage, or anything that reads as deferred maintenance rather than a style choice a buyer can live with.

Selling as-is is also a legitimate path in Saskatoon, and it does not remove your duty to disclose known material defects under the standard purchase contract, but it does let you skip a renovation project in favour of a price that reflects the home's real condition.
