Do I need my own agent to buy new construction?

You are not required to, but it is strongly advisable, since the sales representative at a builder's presentation centre is licensed to represent the builder, not you, and the Saskatchewan Real Estate Commission requires that relationship to be disclosed before you share any information.

A builder's representative does their job well by selling at the builder's best price and terms, which is a different job from protecting your interests on deposit timing, included features and occupancy delays. Buyer representation exists to cover exactly that gap.

Your own agent reviews the purchase agreement and new home warranty coverage before you sign, and works alongside a lawyer, typically $800 to $1,500, who handles the title search and closing through Information Services Corporation.

Bringing your own agent to a new construction purchase generally costs you nothing extra, since that cost is built into how the transaction is structured between the builder and the brokerage.
