Per the Appraisal Institute of Canada's approach to condition adjustments, a home sold as-is with visible deferred maintenance is priced down from comparable, updated sales rather than disqualified from selling. A house full of decades of belongings is a similar issue, since buyers and their lenders need to see the actual condition of floors, walls and mechanical systems during a showing and an inspection.
For a downsizer with decades of accumulated belongings, a partial clean-out, clearing access to key rooms, the attic, the furnace and the electrical panel, usually matters more than a full clear-out before you ever list. What you choose not to fix becomes a negotiating point rather than a dealbreaker in most cases.
