Do I have to evict my tenants before selling in Saskatoon?

No. The Residential Tenancies Act, 2006 does not allow a landlord to evict a tenant simply because the property is being sold, and a lease in good standing carries over to whoever buys the home unless that buyer specifically negotiates vacant possession with a delayed closing.

If you need the home vacant to sell to an owner-occupant, the usual path is agreeing on a possession date far enough out that the tenant's notice period, as set by the Residential Tenancies Act, 2006, is fully respected, not forcing an early move.

Some landlords instead choose to market the property to investor buyers specifically because it removes this issue entirely, since an investor typically wants the tenant and the income that comes with them rather than an empty house.
