An owner-occupant typically wants vacant possession, while an investor buyer often prefers the building tenanted, because an existing lease means income starts on possession day instead of after a marketing and leasing gap.
Ending a periodic tenancy specifically to sell vacant is not automatic; the landlord must follow The Residential Tenancies Act, 2006's grounds and notice requirements rather than simply asking a tenant to leave because a sale is pending, and getting that wrong can delay the closing you were trying to speed up.
