Do first-time buyers in Warman need a buyer's agent?

A buyer's agent is not legally required in Warman or anywhere in Saskatchewan, but a first-time buyer benefits from one because commission is negotiable and the agent's fiduciary duty runs to the buyer, not the seller, once a written representation agreement is signed.

Warman is its own municipality outside Saskatoon, with its own assessment and Board of Revision separate from the City of Saskatoon's, and a first-time buyer unfamiliar with that distinction can benefit from an agent who works both markets and can explain how the two differ before an offer goes in.

Every Saskatchewan real estate transaction closes through a lawyer regardless of whether a buyer used an agent, so representation does not change the legal closing process, but it does change who negotiates price, conditions and a $400 to $600 inspection's findings on the buyer's behalf during the deal itself.

For a first-time buyer navigating a purchase outside city limits, that negotiation support is usually worth having. Get your hand-reviewed valuation from Joel Dyck.
