Do buyers have to pay their own agent's commission now?

Not automatically. The rule change that decoupled buyer's agent commission from the listing side was a US industry settlement, and it does not apply in Saskatchewan, where the Saskatchewan Real Estate Commission has long required commission to be agreed to in writing rather than set by any industry standard in the first place.

Saskatchewan buyers have always negotiated their own agent's compensation directly with that agent, through a written buyer's agency agreement, rather than relying on an assumed industry practice. That written requirement predates the American settlement by years, so nothing legally changed here because of a lawsuit filed in a different country.

What has genuinely shifted is awareness. More Saskatoon buyers are now asking their agent to explain compensation up front instead of assuming the seller covers it automatically, which is a good habit regardless of what happens in another country's court system.
