Could modular construction lower home prices in Saskatoon?

Modular construction could put some downward pressure on new-build prices in Saskatoon over time, since building most of a house indoors on a factory line cuts exposure to weather delays and some labour costs compared with a site-built home, but it is unlikely to move the citywide benchmark of $444,700 on its own, since resale dominates that number.

The mechanism is supply and construction cost, not a guaranteed discount: faster, cheaper-to-build homes can add inventory sooner, and the Saskatchewan REALTORS Association's benchmark already reflects how tight or loose that supply is running, currently sitting at a supply measure of 1.63 months.

Whether that translates into lower prices for buyers depends on how much of the savings a builder passes on versus keeps as margin, and on how many modular units actually get built here rather than discussed, since a small share of total construction cannot move a citywide number by itself.
