Where builders give ground first is usually not the sticker price. Free upgrades, appliance packages, a covered deck or contribution toward legal fees, typically $800 to $1,500 for the purchase, are common concessions because they do not reset the builder's comparable sale price for the next unit the way a direct discount does.
Timing shifts leverage more than most buyers expect. A builder with unsold inventory late in a phase, or heading into a slower selling season, has more reason to negotiate than one selling the first units off a fresh plan, when demand alone is doing the work for them.
