Can rental income from an ADU help me qualify for a Willowgrove home?

Rental income from a legal secondary suite, the Saskatoon equivalent of a US ADU, can count toward mortgage qualifying once a lender sees a City of Saskatoon permit on file, following CMHC lending guidelines for how much of that income gets added to your application. An unpermitted suite counts for nothing no matter how finished it looks.

Willowgrove is an east-side family suburb built out from the 2000s onward next to University Heights, and its buyer pool skews toward move-up families rather than investors, which shapes who is likely to actually finance a suite there. A secondary suite here still needs the same City of Saskatoon permit as anywhere else in the city before its rent counts for anything.

The lender side is where the qualifying math actually happens. CMHC guidelines generally cap total housing costs at roughly 39 percent of gross income on the gross debt service ratio and 44 percent on total debt service, with a minimum credit score of 600 required on an insured mortgage, so documented suite rent can move those ratios in your favour once the permit file exists.
