Can Joel help a first-time buyer use Saskatoon down payment assistance?

Saskatoon does not run its own municipal down payment assistance program, so what Joel Dyck can help a first-time buyer use is the federal and provincial support that already exists: the Home Buyers' Plan, a First Home Savings Account, and the minimum down payment rules that apply everywhere in Canada. The Canada Revenue Agency administers the tax-advantaged accounts.

The Home Buyers' Plan allows a withdrawal of up to $60,000 per person from an RRSP toward a down payment, repaid over 15 years. The First Home Savings Account lets a buyer contribute up to $8,000 a year to a lifetime limit of $40,000, with the contribution deductible and the eventual withdrawal tax free.

Joel's role is coordinating timing, since these withdrawals and contributions need to line up with your mortgage pre-approval and possession date, not the other way around. A buyer who withdraws too early or too late can lose part of the benefit.

Joel Dyck works alongside your mortgage broker to sequence this correctly. Get your hand-reviewed valuation from Joel Dyck.
