Can I sell my Saskatoon house fast if someone fraudulently recorded a deed against it?

Not until the title is corrected, since Information Services Corporation maintains the land titles registry that determines legal ownership, and a fraudulent registration has to be resolved through that registry and your lawyer before a legitimate sale can close, regardless of how quickly you need to move.

Saskatchewan's land titles system carries an Assurance Fund for exactly this situation, and a lawyer regulated by the Law Society of Saskatchewan is who initiates the correction process with Information Services Corporation, which realistically stretches a normal 2 to 4 week closing into several months.

Report the fraud and get a lawyer involved immediately rather than trying to list around it, since a title search by any buyer's lawyer will surface the problem anyway, and disclosing it upfront is far better than having a deal collapse partway through conditions.
