Can I sell my house with a tenant living in it in Saskatoon?

Yes. Selling a tenanted property in Saskatchewan does not require the tenant to move out first, since the Residential Tenancies Act, 2006 carries the existing lease over to the new owner, who becomes the landlord on possession day unless the lease itself ends beforehand.

What changes is who is buying. An investor buyer often welcomes an existing tenant and the rent that comes with them, while an owner-occupant buyer typically wants the home vacant, so the tenancy shapes your buyer pool before it shapes anything legal.

You cannot end a lease early solely to make the sale easier. Proper notice periods under the Residential Tenancies Act, 2006 still apply, and a buyer who wants vacant possession has to build that timeline into the offer rather than expect an immediate eviction.
