Price is the biggest lever. A home priced accurately against current comparable sales attracts serious buyers immediately, while a home priced even slightly above the market waits for the market to eventually catch up to the asking price, which takes far longer.
Condition and presentation matter almost as much. A clean, decluttered, well-photographed listing gets more showings in its first week, and more showings early is what produces a strong offer before a listing starts to look stale to repeat browsers.
