What a directory search confirms is licensing and board membership, which matters, but it says nothing about how well an agent knows your specific neighbourhood, negotiates, or communicates. Two names pulled from the same list can produce very different outcomes on the same street.
Use the directory to confirm someone is who they say they are, then do the real vetting yourself: ask for the 3 to 6 comparable sales they have actually closed nearby, and check how recently they closed one in your price range.
