Can I close faster if I pay cash?

Paying cash removes the financing condition that usually takes the longest to satisfy, so yes, closing can move faster, but the floor is set by title work, not financing. A lawyer still has to complete a title search and register the transfer through Information Services Corporation, and that process typically takes at least 2 to 3 weeks.

The part that varies most is not you, it is everyone else in the chain: the seller's own move-out timeline, whether the property has a mortgage that needs to be discharged, and how quickly the seller's lawyer responds to routine requests. A cash buyer with no financing condition removes one variable, not all of them.

Sellers do value a cash, unconditional offer because it removes financing risk entirely, and that can make your offer more attractive in a competitive situation even before speed becomes a factor. The Saskatchewan REALTORS Association's standard purchase contract still requires the same title and adjustment steps whether or not a mortgage is involved.
