Can I buy a two-to-four-family home in Adelaide/Churchill with a low down payment?

You can, within limits. An owner-occupied purchase of up to four units in Saskatchewan, insured through Canada Mortgage and Housing Corporation, can qualify for the standard minimum down payment of 5 percent to $500,000 and 10 percent above that, provided you will live in one unit, a lower bar than a pure investment purchase.

The 5 percent to 10 percent tier only applies when you occupy the property yourself. A buyer who will not live in any unit is financing a straight investment purchase, and lenders require a larger down payment for that category, so confirm with your lender early which category your specific plan falls into.

Every additional unit beyond the primary residence still needs to be a legal secondary suite under City of Saskatoon permit rules for its income to count toward your mortgage qualification. Confirm the permit history for each unit before you assume the low down payment tier applies to your purchase.
