Can I add an ADU to a home in Corman Park, near Saskatoon?

Corman Park is the rural municipality surrounding Saskatoon, not a city neighbourhood, so a secondary suite or garden suite there follows the RM's own development bylaws and building permit process rather than the City of Saskatoon's rules that apply inside the city limits. Confirming zoning with the RM comes before any design work, not after.

An acreage in Corman Park usually adds well water and a septic system to the picture, and a secondary suite or garden suite there needs both sized correctly for the extra occupancy, a check a City of Saskatoon lot on municipal service never has to pass. A home inspection, typically $400 to $600, is worth budgeting on top of well and septic testing, since road access and school busing are the other questions an RM property raises that a city lot does not.

The RM also runs its own assessment and its own Board of Revision, separate from Saskatoon's, so a permitted addition changes that property's assessed value through a different process than it would inside city limits, even though the underlying logic is the same: a legal, permitted structure supports value and an unpermitted one does not.
