Can a first-time buyer afford Riversdale on a normal salary?

Riversdale is west of downtown around 20th Street West, and its older housing stock combined with heavy redevelopment means prices vary block to block more than almost anywhere else in Saskatoon, so a normal salary can afford some listings and not others. A pre-approval against the city's $444,700 benchmark is the only honest way to know which.

Minimum down payment is 5 percent on the first $500,000 of the purchase price and 10 percent above that, with mortgage insurance through CMHC, Sagen or Canada Guaranty required under 20 percent down and PST charged on the premium at closing.

Because Riversdale's older homes vary so much in condition block to block, budget a home inspection at $400 to $600 before making an offer, since that inspection tells you far more about what you can actually afford than the listing price alone.
