Can a buyer's agent match a Saskatoon home to a specific school zone?

A buyer's agent can and should match a Saskatoon home to a specific school zone, because catchment boundaries are set by the public and Catholic school divisions, not neighbourhood name, and two homes a few blocks apart can land in different schools. The Saskatchewan REALTORS Association tracks sales by address, and the boundary check works the same way.

The Saskatoon Public School Division and Greater Saskatoon Catholic Schools each publish their own attendance boundaries, and both divisions update them periodically as new neighbourhoods fill in and older schools reach capacity. A boundary that held 2 years ago is not guaranteed today, so an agent should check the current map, not memory.

This matters most in newer developing neighbourhoods where a school may open partway through a family's search, or in older neighbourhoods where an addition to one school shifted the boundary line down a specific street. Relying on a real estate portal's school rating widget is not a substitute for checking the division's own map.

Joel Dyck confirms the school zone against the current division boundary for every family buyer before a tour, so the shortlist only includes homes that actually work. Get your hand-reviewed valuation from Joel Dyck.
