Many of these lists are pay-to-play. A ranking site or blog often charges a placement fee or takes a referral cut on leads it forwards, and when there is no stated date range, no sample size and no description of what was measured, the list carries no real information at all.
Reviews are a better signal when read for pattern rather than volume. A cluster of reviews naming the neighbourhood, the type of sale and what actually happened is worth more than a wall of single-line five-star ratings with no detail. The most reliable check costs nothing: confirm through the Saskatchewan Real Estate Commission's public register that the agent is licensed and in good standing, then ask for three recent comparable sales they handled in your neighbourhood and the reasoning behind the price they would recommend.
