Are Saskatoon's tenant protections making rents worse?

Saskatchewan's Residential Tenancies Act sets the rules landlords and tenants operate under in Saskatoon, and it does not directly set rent levels, so tenant protections are not the mechanism driving rent. Rent in Saskatoon moves with supply, demand and financing costs, the same forces that move home prices.

The Saskatchewan REALTORS Association tracks the sales side of the market closely, reporting 446 residential sales in August 2026 with 1.63 months of supply, and a tight resale market tends to push some buyers back into renting, which adds pressure on rents from the demand side rather than from tenant protection rules.

Landlords weighing whether to hold a rental or sell into a market where new listings rose 12.3 percent year-over-year are making an investment decision based on that math, not on the Residential Tenancies Act itself, which mainly governs notice periods, deposits and dispute resolution.
