Are Saskatoon common charges tax-deductible?

Saskatoon condos do not use the term common charges. The equivalent is condo fees, and for a personal residence they are not tax-deductible under Canada Revenue Agency rules, the same treatment as mortgage interest and property tax on a home you live in rather than rent out.

The deduction picture changes only when the unit is a rental. An owner renting out a Saskatoon condo can generally deduct the portion of condo fees, along with mortgage interest and property tax, that relates to earning rental income, which the Canada Revenue Agency treats as an expense against that income rather than a personal cost.

Condo fees are also a separate line item from municipal property tax entirely. Fees go to the condo corporation for building upkeep and reserves, while property tax goes to the City of Saskatoon based on your unit's assessed value, and one being non-deductible says nothing about the other.

If you are weighing a condo purchase in 2026 against carrying costs, the fee amount matters for cash flow even when it offers no tax benefit at all, separate from the property tax bill based on 80 percent of assessed value.
