A bill that feels high is sometimes a real assessment error, wrong square footage, a garage that no longer exists, a basement recorded as developed when it is not, and sometimes it is simply a reassessment catching up to a rising Briarwood market after a full revaluation cycle where nothing else about the house changed.
The only way to tell the two apart is to compare your notice against genuinely similar Briarwood sales, not against your own sense of the number. If the comparison shows your assessment out of line, the Board of Revision appeal process exists specifically for that, inside the deadline printed on the notice.
A high bill on its own is not evidence of an error, but it is a reason to check. Get your hand-reviewed valuation from Joel Dyck.
