The Saskatchewan Real Estate Commission licenses every representative involved and requires commission to be agreed in writing before a sale closes, so an unsolicited online number that skips a walkthrough is not the same thing as a listed sale priced against real comparables. Selling directly to an investor can still make sense when speed matters more than price, but only once you know what a properly marketed listing would likely bring instead.
Treat any number from one of these platforms as a starting point for negotiation, not a final figure. A cash buyer waiving financing is not automatically waiving a home inspection, and a $400 to $600 inspection can still move the number once someone is inside the house.
