Are ADUs legal in Saskatoon?

Saskatoon does not use the term ADU; the equivalent here is a secondary suite, and it is legal only with a building permit from the City of Saskatoon. An unpermitted basement or garden suite can exist physically without being legal, which matters for financing and insurance as much as for resale.

The City of Saskatoon's permit process checks for egress windows, ceiling height, a separate entrance in many cases, and proper fire separation between the suite and the rest of the house. Meeting all of it is what makes the suite count as legal secondary income to a lender.

A permitted suite adds real, financeable value; an unpermitted one often adds close to none, because a lender will not credit rental income a City file does not support. A buyer's own home inspection, typically $400 to $600, will often catch a missing permit or an undersized window before financing closes.
