A number given over the phone or from a listing photo alone is really just a public-record estimate with a person's name attached to it, not a professional opinion of value. It treats your basement development, your updated kitchen or your finished garage as invisible, the exact blind spot a $400 to $600 home inspection later catches once someone actually looks.
It is not automatically disqualifying if the agent is clear that the number is a rough range pending an in-person walkthrough, since a starting estimate is a reasonable first conversation. It becomes a red flag when that same rough number gets repeated later as if it were a finished valuation.
