A Saskatoon agent site says a comparative market analysis is three recently sold similar homes. Is that the standard I should hold an agent to?

Three comparables is a bare minimum, not a standard to be satisfied with. A defensible comparative market analysis for a Saskatoon home usually draws on 6 to 10 recently sold, active and expired listings pulled through Saskatchewan REALTORS Association data, then narrows to the strongest matches with documented dollar adjustments for each difference.

Three sales can be right by coincidence in a very uniform neighbourhood with identical housing stock, but most Saskatoon properties differ enough in age, lot, basement development and condition that three comparables leave real gaps an agent has to paper over with judgment rather than evidence.

Ask what was excluded and why, not just what was included. A CMA that shows its adjustments, the dates of sale, and the properties it deliberately left out because they were not truly comparable is doing real analytical work; one that hands you three addresses and a number is doing marketing.
