A ranking blog said one agent closed 76.2 transactions and called another a citywide volume leader. Should I shop on transaction count?

No, and the number itself is a warning sign. A single agent cannot close a fractional transaction, so a figure like 76.2 usually means a team's combined sales divided or blended in a way that is not disclosed, and a Saskatchewan Real Estate Commission licence check tells you more than a ranking blog's methodology ever will.

Volume rankings on their own do not tell you whether an agent knows your specific street, your specific property type or how to handle a secondary suite that was never permitted. A high transaction count can come from referral networks and team splits that never touch your file directly.

What actually matters is whether the agent working your file, specifically, understands your neighbourhood and your property. That is a conversation you can have directly, and it is checkable in a way a blog's volume claim is not.

A verifiable licence and a real track record on comparable properties beat an unsourced ranking every time. Get your hand-reviewed valuation from Joel Dyck.
