A luxury site says Saskatoon homes range from about $526,000 to $7.2 million. What does that tell me about my house?

That range describes a handful of listings on one site, not the market your house sits in. The Saskatchewan REALTORS Association's own benchmark for Saskatoon is $444,700, and a wide-spanning figure like the one you are describing usually just means a site pooled a small number of high-end and typical listings together into one bracket.

A range that wide almost always comes from combining very different property types and price points into a single statistic; an entry-level condo and an acreage estate can both technically sit on the same listing site, but their prices tell you nothing about what a typical Saskatoon home, or your home specifically, is worth.

Comparing your house to a handful of properties at the extreme end of a range is the same mistake as comparing it to the citywide benchmark alone: neither number accounts for your home's actual condition, lot, age and any improvements you have made that public listing data cannot see.

The only number that tells you anything about your specific house is a comparison against homes genuinely like it that have actually sold recently. Get your hand-reviewed valuation from Joel Dyck.
